There are various fluid-applied air barrier membrane systems to select from and to install behind building façades. How do we know which one to choose and why? An overview of the different membrane chemistries and their pros and cons will be discussed, as well as the value that fluid-applied air barriers can bring to overall façade assemblies.

Developments in fluid-applied air barrier detailing and critical transitions will be shared as we evaluate several project configurations. We will examine conditions of membrane installation and sequencing within the context of quality control protocols for fluid-applied air barriers.

 Annie K. Lo, AIA, REWC, LEED AP, is a Principal and Managing Director of the Diagnostics Group of Walter P Moore in San Francisco, Calif. She is a licensed architect, as well as a building enclosure consultant and waterproofing expert. Annie specializes in the design and evaluation of building enclosure systems, including exterior wall and air barrier systems, plaza and podium assemblies, below-grade waterproofing, and roofing. She leads Walter P Moore’s West Coast enclosure waterproofing projects for new construction, as well as existing building remediation. Annie is the President of the Western Chapter of the Association for Preservation Technology (APT) and is on the Board of Directors for the International Concrete Repair Institute (ICRI), Northern California Chapter. She is an IIBEC Registered Exterior Wall Consultant, a LEED Accredited Professional, and she graduated from the Master of Science in Advanced Architectural Design program at Columbia University in New York.
